Sell a Clearwater, FL house with back taxes: how Pinellas County tax certificates and tax deed sales work, how long you have, and how a cash sale pays the taxes at closing. Written offer within 24 hours.
Property taxes in Pinellas County become delinquent on April 1 if they are not paid by the end of March, and from that point the county follows a calendar most Clearwater homeowners have never seen explained. The Tax Collector does not send a collector to the door; it sells the debt. On or before June 1 it auctions a tax certificate on the delinquent parcel to an investor, who pays the taxes in exchange for interest. If the taxes remain unpaid long enough, that certificate holder can apply for a tax deed, and the Clerk of the Circuit Court, right here at the Clearwater courthouse, schedules a sale of the house itself.
Clearwater Cash Buyers buys houses with delinquent taxes and tax certificates throughout Clearwater and north Pinellas: inherited homes in Greenwood or Skycrest where the bills stopped when the owner died, vacant houses whose owner moved into care, condos whose owner lost track after the homestead exemption ended. The taxes, interest, certificate redemption and any tax deed application costs are paid through the title company at closing from the purchase price. This page explains the Pinellas County process and the timeline you are working against.
How it works
- Tell us about the house — address and condition. Two minutes.
- Get a fair cash offer — based on real Clearwater-area values. No obligation.
- You choose closing — 7 days or on your schedule. We pay the customary closing costs.
The Pinellas County delinquent tax calendar
- April 1: delinquency. Unpaid taxes become delinquent, and interest and advertising costs are added.
- By June 1: tax certificate sale. The Tax Collector sells a certificate on the parcel to the investor who bids the lowest interest rate. You now owe the certificate amount plus that interest, and it keeps accruing until redeemed.
- Two years later: tax deed application. A certificate holder must wait until two years after April 1 of the year the taxes were due before applying for a tax deed, and must apply within seven years. The application requires paying off any other certificates on the parcel, so the amount to redeem grows.
- Tax deed sale. The Clerk notifies the owner and lienholders and schedules a public sale. The owner can redeem by paying the full amount due at any time before the Clerk issues the tax deed.
Why a tax deed sale is the worst way to lose a house
At a tax deed auction the opening bid is based on the delinquent taxes, interest and costs, not the value of the house. If the home has a mortgage, the lender usually steps in and pays the taxes to protect its lien, then adds the amount to your loan. If there is no mortgage, as with many inherited Clearwater homes, the property can sell at auction for far less than it is worth. Florida does return surplus proceeds above the taxes and liens to the former owner and lienholders, but the claim process is slow and the result is a fraction of what a negotiated sale brings. A house in a city where the median sale is around $305,000 should never be settled for a few years of taxes.
How selling clears the taxes
When we buy a house with delinquent taxes, the title company pulls the current amount due from the Pinellas County Tax Collector and the Clerk, including any outstanding certificates, interest and tax deed application costs. That figure is paid at closing from the purchase price, the certificates are redeemed, and any pending tax deed sale is cancelled. You do not bring money to closing unless the taxes plus any mortgage and other liens exceed the price. Everything happens in one closing: you sign once, the title company records the deed, and your proceeds are wired. We pay the customary closing costs and there is no commission.
Back taxes on an inherited or vacant Clearwater home
Most tax-delinquent houses are not owned by people who refused to pay. They belong to estates where no one was sure who was responsible, to owners who moved into assisted living or out of state, or to families who did not realize that when a parent died, the homestead exemption and the Save Our Homes cap ended with them. In Pinellas County that means the next tax bill is based on full market value, which for a home held since the 1970s can be several times the amount the family was used to. If the home is in an estate, the sale usually runs through the Sixth Judicial Circuit's probate division, and we coordinate with the personal representative or the heirs so the sale closes the moment the court's order or letters are in hand.
Code liens, association balances and other debts that ride along
A house behind on taxes is often behind on other things that can be liened: City of Clearwater code compliance fines for an overgrown lot or an unsecured structure, abatement charges for a lot the city had cleared, a condo or homeowners association balance, utility accounts, or a mortgage that stopped being paid at the same time. The title search surfaces all of them, and they are paid or negotiated at closing the same way the taxes are. If a code case is open, we take responsibility for compliance after closing; you do not have to clear the violation first.
Timing, and what to do this week
If you have only received the first delinquency notice, you have years, but interest is accruing and the simplest fix is to decide now whether you want to keep the house. If a tax certificate has been sold, there is still time, though every month costs more. If you have received a tax deed sale notice from the Clerk, contact us immediately: we can see the house within a day or two, deliver a written offer within 24 hours of the visit, and close in about a week once the title company has the redemption figure, and the right to redeem lasts until the Clerk actually issues the tax deed. In every case the first step is free: we will look up exactly what is owed on your parcel and tell you where you stand.
Frequently asked questions
How long do I have before Pinellas County can sell my house for back taxes?
A certificate holder cannot apply for a tax deed until two years after April 1 of the year the taxes were due, and the Clerk then notices and schedules a sale. You can redeem by paying the full amount until the Clerk issues the tax deed.
Can I sell a house that already has a tax certificate on it?
Yes. The certificate is redeemed at closing from the purchase price, along with interest and any application costs, and the pending process is cancelled.
Who pays the back taxes when you buy my house?
They are paid from the purchase price at closing by the title company. You only bring money if taxes plus any mortgage and liens exceed the price.
The house was my mother's and the taxes doubled after she died. Why?
Her homestead exemption and Save Our Homes cap ended at death, so the Pinellas County Property Appraiser reassessed the home at full market value. The estate will usually need the probate court's order or letters before the deed can transfer, and we can contract while that is pending.
Does a City of Clearwater code lien complicate a sale with back taxes?
No. It appears in the title search and is paid or negotiated at closing like the taxes, and we take over the open case after closing.
